Structured cabling is a twenty-year decision made in an afternoon
The cheapest line item in a fit-out is the one you will still be living with when the building changes hands. Here is what that afternoon should cover.

Everything else has a shorter life
Switches get replaced every five to seven years. Servers every four or five. Access points every four. Structured cabling, installed properly, will outlive all of it and quite possibly the tenancy — and it is the only layer where replacement means ceilings down and rooms out of use.
Despite that, cabling is routinely specified late, valued as a commodity and awarded on price per outlet. The decision that determines the cost of every change request for the next two decades gets made in the least time and with the least scrutiny.
Specify capacity, not category
Category is the easy conversation: Cat6, Cat6A or fibre. The harder and more consequential one is density and pathway capacity — how many outlets per position, how much spare containment, and whether the routes can carry a second system alongside the first when the building is refurbished.
Pathway capacity is nearly free at installation and extremely expensive to retrofit. Specifying containment at 40% fill rather than 80% is the single highest-return decision available at design stage.

- Riser and pathway capacity for a full parallel system
- Cat6A minimum where PoE-powered devices are likely
The handover pack is the asset
An uncertified installation with no documentation is not an asset; it is a liability that happens to carry traffic. Fluke certification results per link, as-built drawings, a labelled patching schedule and a port map that matches reality are what turn cable into infrastructure.
Insist on these as contractual deliverables with payment attached. A supplier confident in their work will not object; one who does has told you what the installation looks like above the ceiling tiles.
Warranty is a proxy for craft
Manufacturer channel warranties of twenty or twenty-five years are only issued to accredited installers who submit test results for registration. That process is a useful independent check on workmanship that costs you nothing to require.
It is not a guarantee of quality, but an installer unwilling or unable to register the system is failing a bar that competent installers clear routinely.
